No, it's not included in Sales, it's an additional income we received from our investment (Land(Fixed Assets)). Now you use it as your PPE (Land(Fixed Assets)).

It means if the buyer has refused to accept the goods because of reasons he could refuse, the return of such goods is NOT buyer's responsibility. The buyer just has to inform the seller that he refuses to accept them.
