it is stated that if the property is vacant for part of a year, the actual rent becomes lesser and it shall be the GAV. But as per the general rule of computation, the higher of AR or ER will be GAV. So in this case, even the AR is lesser, why is it calculate as GAV rather than ER?

There is one principal debtor sunil and creditor Rajendra . Then sunil himself appoints a agent ( Rajendra) to sell his land and told him whatever amount he receives from the sale of the land he shall set off with the pre existing loan of 300,000 So now even the agent( Rajendra) has interest in the agency because he will need to sell the land in order to get his amount back. So as per sec 202 an agency becomes irrevocable where the agent himself has interest in the property which forms the subject matter of agency ( it doesn't even end on the death, insanity of the principal) So the revocation of agency by sunil is not lawful.
